| Q: WHAT KIND OF LEASES
DO YOU HAVE?
ANSWER:
Most of our properties rent
for a minimum of one year.
Q: HOW DO I QUALIFY?
ANSWER:
Our major criteria are as follows:
- The combined, verifiable gross
income of all applicants must be two and 1/2 times
the monthly rental amount.
- Good credit.
- Applicant must not owe money
to prior landlords or to any public utility (water,
power, etc.)
- Applicant must have good rental
history (No non-sufficient funds checks, no paying
rent late, no damage to unit, etc.)
Q: WHAT WILL IT COST ME TO GET
INTO A HOUSE?
ANSWER:
To submit a standard rental
application, you must submit a $50 cash application
fee for each person applying for the property and
$100 cash towards the security deposit as good faith.
If your application is accepted and you have fulfilled
all the criteria, the security deposit balance must
be received within forty-eight (48) hours. This deposit
holds your home for up to 30 days, by which time you
must take occupancy. Rent begins the day you sign
your lease and pick up your keys. Keys will not be
released without a lease agreement signed by all parties.
Q: DO YOU ALLOW PETS?
ANSWER:
Many of our homes will accept
pets with possible stipulations regarding sizes, breed
and number of animals. An additional pet deposit will
be charged for each pet. The pet deposit varies for
each property, however the minimum pet deposit would
be $250.00 per pet. Pet restrictions do not apply
to service animals, i.e. seeing eye dogs, etc.
Q: WHAT HAPPENS AFTER I MOVE
IN?
ANSWER:
Shannon Day Property Management
is a full-service management company and will be there
for you throughout your tenancy.
We provide an on
call service for your maintenance emergencies twenty-four
hours a day, seven days a week, including holidays.
THE
STANDARD APPLICATION PROCEDURE
- 1. All applications must
be presented with an application fee of $50.00 cash
for each person applying for the property along with
$100.00 cash towards the security deposit. These funds
must be in cash and in the exact amount.
- 2. Anyone over 18 years
of age who will be residing in the property and is
not a dependent must be a signer on the lease. Each
applicant must fill out his/her own application. All
signers on the lease must reside in the property.
Co-signers with another residence will not be accepted.
- 3. Please make sure to
fill out the application completely. A properly completed
application is usually processed within 24 hours.
- 4. All applicants must
have a verifiable source of gross monthly income equal
to two and one-half (2 ½) times the rent amount.
Please provide proof of monthly income in the form
of at least two pay stubs. Self-employed applicants
may provide 12 months bank statements or tax returns
for the past two years.
