Q: WHAT IS IT GOING
TO COST ME?
There is a one-time $250.00
set-up fee at the time your account is opened. At
that time, a ten percent (10%) charge on collected
rent goes into effect as the monthly management fee.
This fee is discounted to eight percent (8%) of the
collected rents if your property is located in a homeowners
association we manage or if you have at least three
single-family properties under management with Shannon
Q: HOW IS ADVERTISING HANDLED?
Nationwide, we advertise your property at REALTOR.COM and on Craigs list. Your property will also be listed in the Multiple
Listing Service of the Greater Las Vegas Association
of Realtors, which means that over 15,000 licensed
agents will be able to access and show your property. We also advertise your property in the Las Vegas Review-Journal
newspaper which attracts over one-half million readers.
Yard signs are used to attract drive-by attention
as well as family and friends of neighbors.
Q: HOW DO YOU SCREEN TENANTS?
Each prospective tenant must
complete an application form, giving all pertinent
information and permission to verify the sources listed.
We will run a credit report on each applicant through
Experian and Equifax Credit Reporting Services. Eviction
checks, County, State, & Federal criminal checks,
foreclosures, state tax liens, and utility collections.
We ask the applicant's employer to verify his/her
income and contact previous landlords to ensure the
tenant paid rent on time, left the property in good
condition and was not a problem tenant.
Q: DO YOU PROVIDE AN ACCOUNTING?
A comprehensive accounting
detailing of all funds received and disbursed along
with owner's proceeds will be sent to you by the 10th
of each month. A copy of any repair bills will be
included, along with any correspondence pertaining
to your property. A year-end statement and 1099 will
be provided for your tax computation and records.
Q: HOW DO YOU HANDLE REPAIRS AND MAINTENANCE?
All of our contractors are
licensed, insured and bonded. They are equipped to
take care of cleaning, painting, stucco repair, roofing,
garage doors, landscaping services, plumbing, electrical,
pool service, locksmiths, etc. Unless there is an
after-hours emergency, we will never authorize more
than $250.00 for any repair to your home without first

Q: HOW MUCH WILL MY PROPERTY LEASE
We determine and suggest
a rental amount through a comparable market analysis
and by viewing the property. While factors such as
square footage, the number of bedrooms and bathrooms
and other amenities affect Las Vegas rental prices,
market conditions will best determine what your investment
